A lot of things going on. Also wanted to look back a little bit with it being the 10th anniversary as far as being on the field. It goes back a lot longer than that.

I got the franchise in '99. We didn't start playing until 2002. For several years there, we had everything but players. ... Once we started playing, boy, that 10 years has gone by fast.

Yesterday, Eric Winston was released. Just part of the reality though. What can you share?

I was talking to Rick last night. I commented to him, "This is a tough part of the business," and he said "Boy, it really is." It is. Just due to the circumstances of the salary cap, you have to make that kind of a decision and its difficult to do.

What's your favorite part of gameday?

End of the game when we win.

Do you have a morning ritual?

I do. I get there 2 hours before the game. I like to go out on the field and talk to some of the players and see how they're feeling and go into the locker room and check the mood. One of the most difficult things to do prior to the game is determine how the team is going to play emotionally once they go out on the field. ... You really don't know how your team will play. You feel you're well prepared but there is a little anxiety there. The talent level is so equal that, the team that is up and playing a little harder is the team that usually wins.

Coming off your greatest season ever. I want to hear what your experience was?

It was exciting because we had so many obsticles to overcome and to see our team come together and put the team first, not be concerned about individuals and the mantra of next man up, it was absolutely amazing. And to see TJ Yates come along. He went out and performed and did a great job. Then we got to Baltimore, it was an exciting game but had a couple of errors that really cost us. The team played well and played hard and we were in it until the end. It was a disappointment because I thought we really had a good shot to go all the way.

Does Brooks Reed success hinder the type of offer you present to Mario?

No, not really. Wade would love to have three guys that he can rotate at both OLB spots. That doesn't enter into it at all. I hope we'll have 3 this year. We'll have to wait and see what the market tells us.

Going back to 2006 draft and Mario - thoughts on that?

We never had any doubt about it. Even when we made the selection, though many said you were doing what? That was because they had not followed Mario. He hadn't been on the big screen. They knew about Bush. It was between Bush and Mario. At that point, our coaches thought they could salvage David Carr. We weren't in the market for a QB. The question was, which player would give us the strongest team, Bush or Mario? Conclusion was, we'll be stronger with Mario, we gotta beat Indy. If we had Bush, would we outscore the Colts? The answer was no. For me, it was an easy decision.

Cowboys game, 19-10 that night, you beat the Cowboys, I always thought you had to replace that game as the greatest game in Texans history. We could talk about many games but the win over Cincy on the road this year I thought did it. Your thoughts?

I would agree with you. We were down in that game and TJ brought us back and drove us down the field. It was an exciting moment. To see that young QB perform the way he did under tremendous pressure and seal it for us, was exciting. We then watched the end of Saints/Titans game in the locker room and of course a lot of excitement when the Saints won.

We were talking about Mario and you stuck with your guns. In 2010, Texans lose to the Raven in OT on MNF. After the Ravens game, you said your co-owners thought we were close. Media thought what? Really? How hard is it for you to stand your ground and to think you're on the right track and have faith in that?

There is a lot of pressure on you. You care about your fans and want them to be interested and passionate. But the fans dont have opportunity to go to practices, be in the film room, and have the info we have. We have to make decisions based on what we know. Ultimately I'm the one accountable and no one else. If all you do is listen to the fans and react based on that,, you'll be sitting in the stands with them. Thats not where I want to sit. I want to sit in the owners suit. We have to make tough decisions. I've been a long-term player. I dont do things for short term gains. I make decisions based on what I think helps us win long term. Our whole goal has been to put together a good team and maintain that level of talent and thats what we're going through now. It makes it challenging but we want to keep our core players. Thats what we want to do. As long as we do that, we'll be good for a long time.

Talking about the core players, Schaub coming off surgery, where do you feel as far as comfort with him?

He is right on schedule. I'm confident that won't be an issue. Foot speed is not his long suit so were not worried about him losing a step. He is capable, our coaches think he is capable of leading us to a Super Bowl victory. We believe in him and think he'll be ready to go.

Thoughts on 2 or 3 QBs on the roster?

Gary has always been a believer in drafting a young QB and bringing him along. Look at last year. I suspect that same thing could happen again this year. If one with some good talent falls into 5th, 6th round, I suspect we'll be looking at him.

What's going on in the building right now? How crazy is it?

They're working hard. Talking to a lot of people and talking to our own players. Just waiting for some of these issues to develop. In some cases, we'll have to see what the market does. We want to bring Mario, Myers, Briesel back. We'd love to have all of them and we'll make every effort. We have some good players out there but there are some things beyond our control. They need to see what the market says they're worth and hopefully they'll give us a chance to sit down with them and see if we can work something out that makes sense for them and for us. Thats the way we progress.

Thoughts on Peyton Manning and reaction when you hear reports linking your team to him?

Thats not surprising. He played in our division. He knows our club. If there was an ideal club and it was only his decision, it would be the Texans. They'd give him the best chance to win but we have a QB we're happy with. The teams he's talking to are the ones that don't have a QB and they're taking the risk of bringing a player in that they haven't worked out. Thats a stretch. I hope Peyton is gonna fully recover but he says hes not at 100% now. 80-85%, something like that. It remains to be seen. Teams will have to deal with that.

How did the news in 99 come to you and your feelings?

We were in Atlanta and were still negotiating up to the last minute. One group from LA already had jerseys already made up. We stole one of the jerseys. We were up until 3 or 4 in the morning negotiating until we were able to close the deal.

Did you ever say it's not worth it? Most frustrating point?

Actually, if you recall, the NFL awarded the franchise to LA on a contigent basis, on the basis of them putting a stadium deal together. I told the commissioner this thing has been drawn out and that we could meet the deadline, they couldnt. I told them, look I wont continue this if we dont have a firm deadline. At that point, they set a firm deadline of 6 months and awarded it to LA on the contingent of them getting a stadium within that time. People said after, you must be disappointed. I said why? They said you lost the franchise. I said I didnt lose it, I just won it. I said they could never meet the deadline and we could. It was a victory for us.

You were pursuing another professional team on ice, correct?

Yeah. Chuck Watson was trying to get a hockey team and asked me if I would help. That was his project. As a result of that, that's how I got into pursuing the NFL franchise. That was the initial entrance into the sports world besides horse racing. I had looked at the Dolphins in 1992 and I used to go to the games with Bud Adams, a friend of mine. ... I looked into it, it was a big mess. I also didnt want to leave Houston for Miami. ...

You still get the thanks?

I do. The great satisfaction out of all of this is the excitement it brings to the city. They let me know how much they appreciate that. That is my reward.

Making the playoffs, the excitement, I thought it was a whole new level the franchise experienced.

I dont think there were any questions about it. Our fans are becoming professional at the game. The game against Cincy, I was down on the sidelines at the end of the game, it was so loud in there. I was standing there with Rick and son Cal, we couldn't even talk. We couldn't hear each other. That was excitement. Thats the loudest I ever heard a crowd in a stadium anywhere.

How do you make decision on the roof?

Its based on the weather. Even when the weather is pretty nice, if its sunny, fans on the east side when the roof is open are sitting in direct sunlight. We altered our policy a little bit in that if it will be too hot in the sun, we close it so the fans are more comfortable. By in large, if it'll rain, we'll close it. If there is a drop of rain, it's ordered to be close and stay closed.

Can you close it in a game?

It can close in 6-7 minutes.

Toughest moment for you as owner of the Texans?

I think the poor season the last year Dom Capers was here. To see the wheels come off the cart. That was a real disappointment. We were a better team than that. Coach didnt have control of the locker room. Thats what I said about Gary so much. He has such a wonderful way of dealing with the palyers. Even in tough times, he doesnt lose the locker room. That is an important talent on the part of a HC. He has to maintain the relationship with the players.

Difficult to say goodbye to Dom and Charley?

It was. Dom is a fine person and fine coach. You see that up in Green Bay. One of the things you see, coaches are loyal to their assistants. Even if the assistants arent performing well, they're reluctant to make changes. That was the problem that Dom had. He had some assistants not performing and wouldnt replace them and I told him it would cost him his job if he didnt replace them and he didnt do it and it cost him his job.

Gary had to make a difficult change from Frank to Wade. Look at the results.

Its no different than with the palyers.Anytime you can improve your team, and there is a better player than what you got, you gotta try to get them. Anytime there are better coaches, you have to try and bring them in. Constantly improve in every part of the organization. Thats what we try to od. We were fortunate to get Wade and fortunate he was available. It was an ideal situation. He wanted to be here and we wanted him. We were confident in him to turn it around.

How is he doing right now?

He is doing much better now. Anytime you have an operation like that, it takes time.

Were you fearful teams would pluck Wade?

I was. There were teams that did contact him. I visited with him about that. He's at that stage in his life. Wade has done it. Hes been a successful HC. What more would he accomplish by going somewhere else as a HC? Obviously it wouldnt be a good team or else they dont fire their prior HC. You're going into rebuilding mode. You cant get your assistants you want right away. Wade is at a point in his life where family and being in Houston is important. I told him, he can go down as a GREAT coordinator. Thats worth a lot.

Shortly after hiring Wade, you had the lockout last year, ever a time you thought this might not come together?

I thought it would. If we missed aynthing, I didnt think it would be very much. Players are making a lot of money. There is motivation to be out there playing. Not like it was back in 89 or whatever.

You felt like they would respond?

The new CBA we got is good for them and good for us. ... We got 10 years of labor peace. Thats wonderful. Then we negotiated new TV deals.

Thought about the way they're protecting offensive players? J.J. Watt in the Colts game comes to mind.

We need to better define what constitutes a penalty in reference to hits on QBs. If a players hand brushes the QB helmet, its autmotic 15 yard penalty. That doesnt make sense. Some of it has to be a judgement call. Other thing is, different sets of refs call it differently. That makes it hard for the palyers. We need consistency. Rick Smith is on the competition committee. Theyre trying to see if we cant come up with some rulings that are more consistent. Let the D go ahead and play.

Lets get to some league wide issues. Latest on league thoughts on concussions and how to handle them?

We think we're making progress in that area. There have been fewer concussions. The commish has come down hard on some hits on QBs. Ever since those two suspensions to Suh and Harrison, late hit penalties on QBs have dropped. Likewise fewer concussions. We are making progress. Players are learning how to deal with it. Cant hit in the head now. Gotta be more in the chest and mid-body. We're doing studies, we've committed 100 million dollars I think for research and study in this area. We're concerned about it. Player safety and healthy is important.

Talking about stadiums, what's going on in Minnesota and San Fransisco?

Minnesota is making a lot of progress. They still have a few hoops to jump through. They might get a new stadium downtown. San Fran has pretty much gotten all the approvals they need. They're about ready to go forward. League will give them some support for that stadium.We got a new program in place. We'll be voting on that at this next owners meeting. Im chairman of the finance committee and we have to deal with all of that.. We're so lucky in Houston. We got this built for about 435 million. All these new stadiums are a billion+. We were fortunate.

49ers is a breakthrough in Cal. Chargers would like to do something as well right?

Yeah. Because of the lack of state money to do this, the fans through purchase of PSLs are financing a good portion of the cost of stadiums. Thats fine. I believe in user pay. We shouldnt tax the whole community. Thats whats happening all over the country.

Do you see the Texans getting a game in London or another foreign location?

I do think so. The easy way to get a game in London is give up a home game and Im reluctant to do that and our fans wouldnt be happy.. Thats an issue but I suspect we'll be back in Mexico City or London here in next 4-5 years here.

What should be done with the Astrodome?

Ive looked at it. It's really a situation which you'd have to tear it down and rebuild and do whatever you do. Or if you left the super structure up and doing the equivalent of building a new stadium again. The cost will be very very high. I dont think you can justify economically. ... I think it makes sense to probably go ahead and remove it and we can do some real nice things in that area with terraces and palace aids and things of that nature. It would make it a lot easier for us to get another superbowl. You could, if you added on to the exhibit space and added a hotel on the Fannin side, you could hav all the facilities you need right there in one spot to host a Super Bowl.

It cost money to have it sit there right?

4-5 million a year to keep it there. Right now there are fire violations. You cant do anything with it, cant use it. Decision needs to be made. The county got a study they're doing. Whatever you do, it wont be cheap.

If someone signs or someone is released, how are you informed?

I listen to you on the radio(laughing).

The goal is to win every game but do you feel happy beating a certain owner?

No comment. There is no victory I don't enjoy. There are some I enjoy more than others.

You mentioned Bud Adams being a friend or whatever. Was he helpful in trying to get the franchise?

Its changed now because, prior to that, when I was trying to get the franchise, I was negoiating with the other owners because the money I paid to get the franchise went to them. He was on the other side of the table. There wasnt a lot of info floating my way.

Now enemies in the AFC South if you will.

Yeah, but we're fine now. Bud is one of the pioneers of the league. Brought the AFL to Houston. He has done a lot. I know he probably wanted to have that new stadium, just didnt work out that way. They've done a good job up in Tennessee.

Game youre most looking forward to?

We got Green Bay is coming down here. Of course the last time they were down here, one of the most memorable moments, we had them beat. We were ahead. They were coming down the field, running out of time. Brett thought the reciever went out of bounds but hadnt. He was walking slow back to the huddle and clock was running down. The ref said, do you know the clock is still running? I said my gosh. They stopped the clock, score and won the game. I wasnt happy about that. What do you do about it besides complain?

What are your expectations for next season?

I expect us to be in the playoffs again and hopefully go all the way. We made a lot progess this year and we'll have some holes to fill lbecause of FA. We got a solid team. Injuries play such a big a role in this.

I still don't get this quote from McNair. He basically said Peyton would give us the best chance to win/vice versa -- So WTH? Peyton medically cleared to play, Schaub isn't.

Call me crazy, but I don't see us getting anywhere near the Superbowl this year.

No what he said was the Texans give Peyton the best chance to win...but we don't need him.

Then if Peyton goes to the Tacks and they win the division I wonder what he will say? They were only one game worse than us last year ... with Manning and with us losing the FA's we look like we are going to lose, its more of the Texans looking up at Peytons team wishing we could be them. Great job McNair ... stick it out with Schaub.
